Turn your land into a resort people travel for

We design, build, and launch outdoor resorts - for people who want to be in hospitality, but not get stuck in the construction.

You bring the land and the vision. We handle the rest. And if you would rather not run it day to day, we can help with that too.

Outdoor hospitality is booming market, with returns to match

Guests want more than a room now - a place worth the trip, the kind they book early and pay a premium for.

Bryan and Jane felt that firsthand. They put five domes on 25 acres, and within weeks they were above 75% occupancy and past $50,000 in their first month - about $40K to $80K per dome, every year. The income was good. What surprised them was how steady it stayed.

The honest part

Most resorts stall before they ever open

Permits drag on. Infrastructure costs double. A few contractors pull in different directions, the budget slips, and a two-year delay quietly eats the runway. The structures are the easy part — it's everything around them that traps people.

This is where we come in

We have developed multiple glamping sites and resorts end to end, so we know exactly where they go sideways - the missteps that quietly run up the budget, stall the timeline, or sink a project for good. We keep yours clear of them, and walk it from bare land to first guest. You launch smoothly, open on time, and step into the business you came for

How it works

Four steps from land to launch.

One team the whole way, about 200 days start to finish. You stay the owner throughout

1

Plan

We shape the concept, run the numbers, and show you renders and a site plan - the first real look at your resort.

2

Pre-development

Entitlement, studies, permits. The slow, technical part that sinks most projects, handled for you.

3

Build

Your structures go up — our own domes, tiny houses, and Nordic homes, built and installed for your site.

4

Launch

We hand over a finished, guest-ready resort, set up to take bookings. Want it hands-off? We'll run it for you.

Everything we can take off your plate:

With it all under one roof, the timeline stays short and the budget stays honest.

Permits & approvals

We map the county path early and prepare the documentation, so approvals move on a predictable timeline instead of stalling the project.

Infrastructure & budget

Roads, water, power, sewage - costed up front and held to one plan, so the build comes in where we said it would.

One team, start to finish

Concept, design, structures, and launch under one roof. One point of contact, one schedule, everyone pointed the same way.

Market fit

We profile your guest and check ADR and occupancy for your area first, so the resort is built for demand that's already there.

Our own structures

Domes, tiny houses, and Nordic homes we manufacture ourselves — premanufactured, delivered, and installed fast.

Speed to first guest

About 200 days from land to guest-ready. Every month you open sooner is a month of bookings you keep.

Glamping done right

The Nest at Black Hawk.

A turnkey project we developed end to end — from bare cliffside to guests checking in. Twenty-seven domes above historic Black Hawk, Colorado.

Guests pay $250-$350 a night, and it was booking out before launch, with a waitlist into summer 2026. It's the clearest example of what we deliver: a resort that opens on time and performs from day one.

Let's talk about what your land could become.

Tell us about your land and what you're picturing. We will give you an honest read - does it work, and what would it take.

Funding a project is a common request. We work with SBA, private, and non-standard lenders, and the plan we build doubles as what a lender wants to see. We'll help you check if you qualify.

Frequently asked questions

What does a turnkey resort include?

Concept, design, pre-development with entitlement, studies and permits, the structures, and launch, all with one team start to finish in about 200 days from land to guest-ready. You stay the owner throughout, and if you would rather not run it day to day, we can operate it for you.

What do I need to bring?

Your land and your vision. We handle the rest: concept and renders, the permitting path, infrastructure and budget, our own domes, tiny houses and Nordic homes, and a guest-ready opening.

How long does it take?

About 200 days from land to first guest. The slow part is usually permits and infrastructure, which we map early and hold to one plan so the timeline stays predictable.

How is a project priced?

Every project is scoped to your land, size and goals, so we price it after a first call and a read on your site. We cost infrastructure, permits and structures up front against projected ADR and occupancy, so the plan is honest before you commit.

Can you help with funding?

Yes. We work with SBA, private and non-standard lenders, and the development roadmap we build doubles as what a lender wants to see. We will help you check if you qualify.

How do you know the resort will draw guests?

We profile your guest and check ADR and occupancy for your area before we build, so the resort targets demand that is already there. Our flagship, The Nest at Black Hawk with twenty-seven domes, was booking out before launch with a waitlist into the summer.
