A strong site does not need to be flat, fully developed, or close to town. It does need a realistic path from raw land to first guest. Start by testing the fundamentals, then shape the experience around what your land does best.

Start With the Business Model, Not the Structure

Before selecting a dome, tiny house, or cabin, define what the property needs to earn. A single backyard rental has different infrastructure, operating, and permitting needs than a 12-unit destination resort. The right number of units depends on your acreage, local regulations, utility capacity, target nightly rate, seasonality, and the level of service you plan to provide.

Begin with a simple operating concept. Are you building a private couples retreat with a premium rate and minimal shared amenities? A family-oriented campground with multiple sleeping configurations? A wellness destination where saunas, cold plunges, gathering spaces, and programming drive longer stays? Each model changes the layout and the capital plan.

Estimate revenue conservatively. Use achievable occupancy and rates for your market, not the best listings in a peak season. Then account for cleaning, booking fees, staffing, insurance, maintenance, utilities, debt service, taxes, and a reserve for repairs. Distinctive architecture can support stronger demand, but only when the site and guest experience deliver on the promise.

The first site walk should answer a practical question: can guests, construction crews, and emergency services reach every planned accommodation without creating an expensive sitework problem?

Evaluate these conditions before finalizing a layout:

  • Legal access: Confirm recorded access, easements, gate requirements, and any shared-road obligations. A scenic parcel without dependable legal access can become a costly limitation.
  • Topography and drainage: Identify slopes, low areas, seasonal runoff paths, erosion risks, and locations where water naturally collects. Building pads, paths, and parking should work with drainage rather than fight it.
  • Soils and ground conditions: Soil conditions influence foundations, septic feasibility, road construction, and stormwater design. In mountain, desert, or heavily wooded sites, this early work can prevent major budget surprises.

At the same time, avoid layouts that make housekeeping, maintenance, trash removal, and emergency response unnecessarily difficult. Verify Utilities Before You Promise Comfort

Confirm the actual capacity and cost of electrical service. Test cellular coverage in the exact unit locations, then determine whether fixed wireless, fiber, satellite, or another solution fits the property.

Put Permitting at the Front of the Timeline

The best time to learn that a county treats your project as a lodging business is before you purchase units. Zoning, land use, building, health, fire, environmental, and business-license requirements vary widely by jurisdiction. There is no universal glamping permit.

Meet with the planning department early and bring a clear concept: parcel information, proposed unit count, accommodation type, access plan, utility approach, and shared amenities. Ask direct questions about short-term rental rules, campground or resort classifications, occupancy limits, parking, signage, setbacks, ADA requirements, and whether a special use approval is needed.

At night, lighting should support safety without washing out the stars that brought guests there in the first place.

Think climate control, insulated flooring, blackout shades where sunrise is intense, durable finishes, luggage space, bedside charging, and a bathroom plan appropriate to the rate. Glass-forward structures create memorable views, but orientation matters. Morning sun, summer heat gain, wind exposure, and neighboring sightlines should inform placement.

Amenity planning deserves restraint. A private deck, fire feature, hot tub, sauna, outdoor shower, or stargazing area can lift the experience and rate potential. Adding all of them to every unit may strain utilities, operations, and capital costs. Choose amenities that reinforce the property's specific reason to visit.

Build in Phases When the Site Calls for It
